Free 17-Point Roof Inspection
Your roof is the first line of defense when it comes to protecting your home. With that being said, it is essential to keep your roof in tip-top shape. Reformation General Contracting offers a free 17-point roof inspection that gives you all of the information you need about your current roofing system. Below are the 17 items we look at when we do our inspection.
17-Point Roof Inspection Checklist
Type of Roof - There are many different types and styles of roofing. Slate, tile, rubber, metal, asphalt are just a few examples. The majority of homes are shingles using asphalt shingles. Still, it is essential to know what you have up there to determine life expectancy and general upkeep methods/solutions moving forward.
Age of Roof - The age of your roof gives you an idea of how much life is left in your roof. If we run across a reasonably young shingle with excessive deterioration, we might have an opportunity to file a claim with the manufacturer. The age of a roof has a lot to do with its overall performance.
Proper Shingle Overhang - There should be about a 1/4” - 3/4” overhang at all perimeters when your shingle is installed. This overhang is determined by local code. An improper overhang could result in water penetrating at the edge.
Water Leak Inspection - Water has a mind of its own, and any leaking due to a faulty roof will require a thorough inspection to find its source. Sometimes where a leak is showing is not precisely where the leak is. We inspect outside and inside to find the source of your leak.
Roof Deck Inspection - We inspect your decking both inside and out. A walk on the top of the roof will give us a bit of information about the structural integrity of your roof decking. We will inspect the wood decking from the underside to measure its condition if we have access.
Shingle Assessment - Several shingle conditions will be called out when inspecting your roof. We will determine the issues with your shingles themselves and their environment.
Missing Shingles or Loose Tiles - Heavy winds or improperly fastened shingles could result in it blown off shingles or sections of loose tiles. Your roof will be inspected for nail placement and adherence to your current roofing system.
Algae Growth Inspection - The black mold-like stains and streaks that appear on roofs, particularly light-colored asphalt shingles, is blue-green algae (Gloeocapsa magma). Commonly found in climates with warm, humid summers, it does no damage to the roofing, but it certainly looks bad.
Chimney Flashing Inspection - Water issues are generally around chimneys, so we inspect both your step and counter flashings for quality and proper installation.
Abutment Inspection - Where a roof meets the wall is another vulnerable area for water to collect. We make sure the flashings are in good condition here and suggest additional protection methods in these areas.
Jacks and Vents Inspection - Vents and jacks are inspected for performance and condition.
Roofing Ventilation - Proper ventilation for your roof is of extreme importance. We calculate the size and style of your roof to determine the appropriate type of ventilation your roof needs.
Shingles Properly Fastened - When your roof is installed, your nails need to penetrate a specific area and require a particular amount of nails to secure your shingle appropriately. We inspect the shingles on all faces to determine whether or not your roof was installed correctly.
Condition of Roofing Attachments - Anything attached to your roof needs to be in good condition or adequately secured so that the performance of the roof itself is not compromised. We inspect all attachments.
Gutter Inspection - We will inspect for proper installation of your gutters and their overall condition. We will provide alternative solutions if necessary based on your roof.
Soffit Inspection - The soffit is often critical in your roof's ventilation. We will inspect this area thoroughly for any blockages.
Hot Water Furnace Connections - Sometimes, a roof leak is confused for a bad water connection. We will make sure all of these connections are in good condition.
